Savvy investors know that buying real estate with little or no money out-of-pocket is only part of the secret of success…knowing which type of property to buy and how much to pay are equally important.

Let me summarize my investment strategy very clearly…buy ugly, fixer-upper properties at wholesale prices (well below market value), get them fixed up with the right renovations and then sell them quickly for full retail value. Buy low, increase the value, and sell high…that's it in a nutshell. A simple but very powerful strategy.

You can sell immediately and cash out your profits ($10,000 minimum)…or you can refinance the property, pull out a large chunk of your profits and keep the property as a long-term rental. Both options have their advantages and disadvantages which are fully discussed in the book.

Note: One of my students keeps his properties for rentals…he has pocketed over $100,000 in the last 2 years from refinancing the houses and earns over $3,000 per month in positive cash flow on his rentals!

Why ugly, fixer-upper properties?

Very simple…these are the properties that very few people want in their current condition and these are the properties you can often buy very cheaply.

Buying properties in good condition, paying full retail price and hoping to make a profit 5 years down the road due to inflation, is a very risky proposition. I know from very painful, first hand experience that this strategy can be a disaster. Unless you can buy cheap and increase the value immediately, you run the real risk of actually losing money. Not a pretty picture.
